As an experienced home buyer, I was very impressed with the extensive CMA's Ian provided. He researched over 10 homes within ½ mile of our prospective purchase, determined cost per square foot, and felt our potential house was over-priced. We were willing to pay full price because we really fell in love with the location and style of the house, but he saved us almost 4% from the listing price by his firm negotiation style and strong convictions. Additionally, he played an active role in the home buying process, recommending home inspectors, being there for all the inspections, and always keeping us in the "loop" for potential problems or delays.

Ian carefully explained to us the process of selling our home well before we put it on the market. We really liked how he has gone to Kinko's and blown up the standard listing paperwork to make it easy to read and understand.
One of the reasons we chose Ian and Quorum to sell our home was hearing from friends of ours how he brings great suggestions on how to prepare your home for sale. He provided us with a clear list of things we could do to help increase the value of our home.

The thought of buying a condo on my own was downright scary. It was my first big accomplishment after my divorce and I didn't know the first thing about what to do. I knew where I wanted to live but the paperwork and terminology were all foreign to me. Ian was an acquaintance but already someone I could trust. As a first time homebuyer, I was anxious and uncertain, and I really appreciated the time he took to guide me through the process. We used Ian to help us buy a home in a very popular Seattle neighborhood where homes sold quickly.
I often spent time on Ian's website looking for properties sometimes daily. He wound up finding exactly the style of house we were looking for the day it came on the market and told me we had to move on this home.
He helped explain and prepare for a highly competitive bid process. He then expertly guided us to a successful bid on our new home over 12 other offers. The listing real estate agent told us that our offer prevailed even though we were not the highest offer. She told me that the main reason this happened was how both she and her clients were impressed with the professionalism and attention to detail that Ian exhibited. They were more comfortable closing the deal with Ian than other realtors!

I would like to give the following testimony for Ian Sullivan. Last year my fiance and I decided to look for a home. Through a friend we met Ian. He was very professional and really cared about
our concerns of the home we wanted. We asked Ian for some very hard to find requirements when searching for a new home for us. Ian pointed out to us that this home would be very hard to find in the Seattle area. We told him we were comfortable looking well north of Seattle. Ian was able to figure out exactly what type of house we wanted. In a very short period of time Ian
found the perfect home southwest of Lake Stevens with views of the Olympics in a quiet, safe cul-de-sac. For personal reasons we had to change our minds to buy a home. My husband and I moved to the Seattle area last summer so he could start a PhD program at the University of Washington. We heard that Seattle's real estate was booming and so we looked into buying, even though we had a limited student income. We feel so lucky that we found Ian Sullivan to help us. He was recommended to us because of his experience with condos (the only thing in our price range). However, we found his greatest quality to be his sincere desire to help us make the best decision for us. As we looked through condos, he was quick to point out the negatives of each place, not just the selling features. Also, when we first met him, he immediately explained to us the overwhelming number of advantages people in our situation would have if we rented. He even arranged for us to look through UW student housing with him before we went to any condos. In the end, we did end up renting--a decision strongly based on his reccomendations. We really appreciate Ian being so generous with his time and being so honest with us, even though he knew we were not very promising clients for a good sale. As a first-time home buyer, I decided that the most important aspect of the process after getting my financing in order was to find a good Realtor to help me. That proved to be more of a challenge than I expected, since I didn’t know much about the real estate industry. After spending considerable time on the Internet, I took a shot in the dark, and contacted
Ian Sullivan based on the Quorum Laurelhurst website and Ian’s own description of himself.
In the very first meeting with Ian, I began to have the feeling that I was incredibly lucky to stumble on to this fellow. I went to that meeting with very precise details on price, location, and type of property I wanted, and was in fact, a bit concerned that my requirements were going to be impossible to attain given the very hot real estate market in Seattle. But Ian was unfazed by the challenge. At that same first meeting, I now realize he was carefully sizing me up and determining how best he might make my hopes come true. And, indeed, this is Ian’s gift. He is an astute observer, which makes him a very talented negotiator in addition to being able to rapidly determine his clients’ needs. As a result, Ian quickly focused on listings that were most appropriate for me and never wasted time with properties that didn’t fit my requirements.
Given the horror stories I had heard about losing properties to multiple bids, I assumed that I would go through several rounds of losing before I actually acquired anything. But, that was definitely not Ian’s approach. Once I expressed serious interest in a property, I had the sensation that I had just accelerated in a very expensive Maserati as Ian formulated a powerful offer at top speed---on a federal holiday no less---when other Realtors were not working. The result was that the very first property I actually wanted, Ian secured for me in about 24 hours. After my offer was accepted, Ian never eased off in his attention to this transaction. He followed-up on all the details, coordinated the many players including lender, seller’s agent, insurance, inspection, escrow, and me so that the entire process went smoothly. I learned quickly and repeatedly throughout the entire transaction that I could always count on Ian for straight answers and well considered recommendations.
Ian has the remarkable ability to be entirely professional and knowledgeable in his field and at the same time to genuinely care about his clients. He obviously gains immense pleasure in finding the right homes for his clients. In my opinion, Ian Sullivan is the best Realtor you could have on your team.
